Property Description & Location
The property consists of 76.46 acres of prime development land in the City of Corning, Tehama County,
California. The topo-friendly site consists primarily of low-lying brush and weeds, large trees line
the southern property boundary and a few scattered trees exist throughout the remaining area of the
site. The surrounding land consists primarily of single-family homes and olive groves.
The site is bounded by four residential properties and a Tehama County Road Department facility to the
north, Highway 99W on the east, Blackburn Avenue on the south, and Houghton Avenue on the west. Woodson
Avenue bisects the property from north to south. The project area is also known as Tehama County Assessor’s
Parcel Numbers (APN) 69-15-30, 69-15-40 through 69-15-53 and 54, and 69-15-72.
The property has recently been annexed into the City of Corning, Tehama County, California.
Project Description (proposed)
The proposed project, currently identified as Mountain View Estates, subdivides 76.46 acres of vacant
land into single family residences. The tentative map calls for the development of 342 single family
residential homes, with home sites ranging in size from 6,000 square feet, at a minimum, to approximately
10,000 square feet.

The pricing and absorption analysis, conducted by Hanley Wood Market Intelligence, suggests product
across four floor plans, ranging in size from 1,600 to 2,500 square feet.
The homes would be one and two story homes, varying from three to five bedrooms and two to three bathrooms.
Each home would include a two car garage.
