Property Description & Location

The property consists of 56.05 acres of prime residential development land in the city of Oroville, Butte County, California. Located in eastern foothills of Oroville, the site has spectacular views of the valley and over 400 established oak trees will be preserved within the property.

The site is located between Foothill Boulevard and Oroville Garden Ranch Road, east of Brookdale Drive. Butte Woods Drive bisects the property from north to south and the surrounding land consists primarily of single family residential homes. The project area is also known as Butte County Assessor’s Parcel Numbers (APN) 036-410-025, 026 and 027.

Project Description (proposed)

The proposed project, currently known as The Buttes, subdivides 56.05 acres of vacant land into single family residences. The tentative map calls for the development of 163 single family residential homes, with a minimum lot size of ~7,500 square feet.

The pricing and absorption analysis, conducted by Hanley Wood Market Intelligence, recommends product across six floor plans, ranging in size from 1,800 to 3,050 square feet. The floor plans include single and two-story homes, varying from three to five bedrooms and two to three bathrooms. Each home would include a two car garage, with three car garage options available with the larger floor plans.
